Home Inspections
Immediately after your offer turns into a contract, you will want to have the home inspected by a licensed real estate inspector. The contract will allow an 'Option Period' for you, which is a certain amount of days for the 'unrestricted right to terminate'. When working with me, I will explain the 'Option Period' to you in detail.
- You should have a home inspection on the property you are considering for purchase. This is true for a pre-owned home or new construction.
- A home inspection can help you avoid purchasing a home with expensive repair issues after move in.
- Your home inspector will give you a 'Property Inspection Report' and review any questions you may have.
- If the home you are purchasing has a pool, you may consider having a pool company inspect the pool. It is an extra expense, but a pool company will do a more detailed inspection on the pool and spa.
- You want to make sure your inspector also inspects the property for Wood Destroying Insects (WDI) as this may be required by your lender, and will give you peace of mind.
- You should attend the home inspection to ask the inspector questions and review his findings. As your buyers agent I will attend with you. If you live out of town, I will attend and review with you via phone and email.
As your Buyer's Agent, I will provide you with a list of licensed real estate inspectors to choose from and help to set your expectations of the home inspection. After the inspection I will assist in negotiating repairs with the seller on your behalf.
