Why Would I Need A Realtor If I Am Building?
If you are thinking of having a home built or buying a builder inventory home, you should consider your own representation. The sales person at the builders model home does not represent your best interests.
There are so many things to consider when building a new home. I can assist you in your choices and give advice on what is best for resale. For example: desirable floor plan, color choices, location, lot characteristics, upgrades and more. This alone will greatly improve your chances of a more profitable and quicker sale when it comes time to sell that home in the future.
Many buyers do not consider the value of other homes in the neighborhood when building, or buying that 'close out' builder home. You do not want to be the one that paid $75K more for a home in a subdivision then all other existing home sales. I see this happen all too often, and it will be a big issue when you need to sell. A future buyer of your home will not pay $75K more then the rest of the neighborhood just because you did. I will research and review with you the value of other homes in that subdivision and surrounding areas. This is a huge investment for you, let me help.
I understand that 'resale' is not everything and you are purchasing for you; it may be your dream home and you are 'never moving again'. However, life happens and you need to be prepared when it does. Making a smart purchase (not just an emotional purchase) on an existing home or builder home should be a priority. This will put you in a better position when 'life happens', and you actually need to sell.
If you have a home to sell contingent upon purchasing the builder home, there are many questions to ask the builder representative so you do not lose money in this process. I will ask the right questions on your behalf and make sure you understand the details.
Myth: "I will save money on the purchase price with a builder if I do not use a Realtor". This is false. Builders pay Realtors from a separate fund that is set aside for this exact purpose. If you do not have a Realtor, the builder will not pass that savings on to you.
