Maintain Your Home, Maintain Your Investment

I really think this is an important topic.  If you just purchased a home, or you are a long time homeowner with no intentions of selling; but you are just browsing my website and came across this link, you should read this. 

Your home is a huge investment and often the largest purchase you will make.  Over the years of living in a home, things age and must be updated.  If you purchased a home in 1980 or 1990 and still have your original wallpaper and brass fixtures, it really is time to update.  As a general rule, a home should be updated every 6-8 years.  Basic updates of fixtures from brass to rubbed bronze, from Corian to Granite, wallpaper to todays colors, replacing 13 year old carpet; can add so much value to your home.

The next item is basic maintenance of your home.  If faucets leak, fix them.  If the fence is falling down, replace it.  If the exterior paint is peeling, paint it, and so on. 

I know you may not be selling now, but one day you will; and you might even 'Have to Sell'.  I do not like to see people in a situation where they 'Must Sell' and the home is in need of a lot of updates and repairs.  This can make the home difficult to sell and will sell for less.  It can be very hard to do all of this at once due to the cost.  If it is done over the years you live in a home, and at times when you have the money; when the time comes to sell, you are far ahead of the game and can expect a quicker sale at a higher price with less stress.

And, you should enjoy your updates while you live in the home and not just do them to sell.
