Marketing Your Home To Sell
I believe how a home is presented and how a home is marketed can determine whether or not the home will sell. It of course needs to be priced correct, but after that, marketing is everything. I am very picky about how my homes for sale look online, in print, and in person. I have to be in order for the home to sell. Putting a sign in the yard and snapping a few blurry and dark photos of an unprepared home, is not the path to success for my sellers.
I pay for all marketing expenses. When you list with me, you can expect the following:
- I will bring in my professional stager. NOTE: This is FREE to you as the seller, I pay for your home staging. Staging is one of the best ways to put your home above the rest! Do not let staging scare you, but rather welcome it. This mainly consists of packing up, de-cluttering, de-personalizing, rearranging, assistance with paint color choices and other possible wish list suggestions. It will help organize the process and make it much easier for you to complete. You are moving anyway, and this will not only make your home stand out, it will get you ahead of the moving process.
- I use a professional photographer to take photos of the property. The pictures used to market your home must look good to bring in buyers.
- A Virtual Tour and Photo Slideshow of your home will be created.
- A Floor Plan of of your home will be created. Buyers love floor plans. This will be online and in print for buyers to view and take with them.
- Professional four part (booklet type) color graphics with photos, floor plan and home information will be left in the home for potential buyers to take with them. When buyers are out looking at 8+ homes, I want them to have something to really remember your home.
- A CD with a Virtual Tour, Photo Slideshow and Floor Plan on it will be left in the home for potential buyers to take with them. Again, this will help buyers remember your home over others they have looked at.
- 25 Photos will be loaded in the Multiple Listing Service (MLS) for the listing of your home along with the Virtual Tour, Photo Slideshow and Floor Plan. This is what Realtors look at and will email to their buyers.
- Your home will be presented as a Showcase Listing on Realtor.com. This is one of the most popular buyer search engines for homes. I will load 26 photos with the Virtual Tour and Floor Plan link and an extended description. Not all Realtors can do this because we have to have a subscription to allow for this. This is very important.
- Your home will me marketed on my webpage www.lynneclash.com with several color photos, virtual tour, floor plan and extended description. My signs have riders to view your home on my webpage, I advertise my webpage on all marketing materials and in Social Media.
- I will advertise your home on my Blog and on Facebook. Social Media advertising is a must in today’s world of online marketing.
- Text Line marketing tool and cell number capture system. Your yard sign, online and in print will have a number potential buyers can text to receive details, price, and a link to 25 photos of your home on their phone! I receive the phone number that inquired so I can follow up with them.
- I will email your home to local Realtors, and network with other Realtors to let them know about your home.
- Realtor Office Tour or MRC (Murphy Realty Connection) Realtor Tour of homes, depending on location of the home.
My services go far beyond marketing your home. I will keep you informed on showings and feedback, will explain contracts clearly, and assist you through the process from contract to close.
